A Leasing Agent at MAO is responsible for negotiating and securing oil and gas lease agreements, easements, and related land rights in support of energy development projects throughout Southwest Pennsylvania. This hybrid role combines field-based landowner relations with remote administrative, reporting, and project coordination responsibilities. The ideal candidate possesses strong negotiation skills, knowledge of mineral rights and title research, and the ability to build productive relationships with landowners, clients, and project teams.
Responsibilities:
– Research property ownership, mineral interests, and title information using courthouse records, online databases, GIS platforms, and internal systems.
– Contact and meet with landowners to negotiate oil and gas leases, rights-of-way, surface use agreements, amendments, ratifications, and easements.
– Explain lease terms, project impacts, compensation structures, and operational timelines to landowners in a professional and transparent manner.
– Secure executed agreements that comply with client requirements, company standards, and applicable state regulations.
– Maintain accurate documentation of negotiations, signed agreements, correspondence, and project status updates.
– Coordinate with project managers, title agents, attorneys, and curative specialists to resolve ownership or title issues.
– Prepare daily activity reports, acquisition summaries, and other project-related deliverables.
– Utilize mapping software, spreadsheets, and land management databases to track progress and maintain project accuracy.
– Conduct field visits throughout Southwest Pennsylvania and surrounding areas as needed.

Curative Specialist — Texas/Louisiana/New Mexico (Hybrid)
MAO is seeking an experienced Curative Specialist to support oil and gas exploration, development, acquisition, and production projects across Texas, Louisiana, and New Mexico. This hybrid role is responsible for researching, analyzing, and resolving title defects and ownership issues involving mineral, leasehold, and surface interests. The ideal candidate will possess strong title curative experience, working knowledge of regional land practices, and the ability to independently manage complex ownership and land matters while collaborating with clients, landowners, attorneys, and internal project teams.
Responsibilities:
– Research, analyze, and resolve title defects related to mineral ownership, leasehold interests, rights-of-way, probate, heirship, unreleased liens, and other oil and gas ownership matters.
– Perform title curative activities supporting leasing, acquisitions, due diligence, drilling, division order, and development projects.
– Review title opinions, run sheets, deeds, leases, probate records, assignments, contracts, and other legal instruments to identify deficiencies and corrective actions.
– Prepare and coordinate curative instruments including affidavits, stipulations of interest, ratifications, probate documentation, conveyances, and corrective assignments.
– Conduct courthouse, online, and database research to verify ownership and establish accurate chains of title.
– Negotiate and acquire land agreements necessary to satisfy client and project requirements.
– Maintain accurate daily activity reports, ownership records, title status updates, and project deliverables.

MAO is seeking a detail-oriented and highly motivated Title Abstractor Landman to support oil & gas, energy, infrastructure, and land acquisition projects throughout Southwest Pennsylvania, Eastern Ohio, and Northern West Virginia. This position combines courthouse and remote title research responsibilities and requires strong analytical skills, and knowledge of Appalachian Basin title standards. The ideal candidate will have experience researching surface, mineral, leasehold, and right-of-way ownership, preparing accurate title deliverables, and identifying curative issues affecting ownership and development rights.
Responsibilities:
– Conduct comprehensive title research to determine current and historical ownership of surface, mineral, oil & gas, timber, and leasehold estates.
– Research county courthouse records, online databases, GIS systems, tax maps, probate records, and recorder office documents throughout Pennsylvania, Ohio, and West Virginia.
– Prepare accurate title abstracts, run sheets, ownership reports, flowcharts, deed plots, and related title documentation.
– Analyze deeds, leases, assignments, probate filings, easements, mortgages, judgments, liens, rights-of-way, and other recorded instruments affecting title.
– Trace chains of title back to sovereignty or client-defined base title requirements.
– Identify title defects, gaps, encumbrances, probate issues, outstanding interests, and curative requirements.
– Interpret complex legal descriptions, surveys, and tract maps to verify ownership and acreage calculations.

This position combines courthouse research, remote title analysis, and collaboration with landmen, project managers, attorneys, and clients to establish accurate ownership and chain-of-title information for surface and mineral interests.
Responsibilities
– Conduct comprehensive title research utilizing county courthouse records, online databases, GIS mapping systems, and proprietary land software.
– Examine and interpret deeds, leases, probate records, easements, mortgages, liens, assignments, tax records, rights-of-way, and other legal instruments affecting title.
– Establish complete chains of title for surface and mineral ownership interests.
– Prepare detailed title abstracts, ownership reports, runsheets, and title summaries for energy, pipeline, and land acquisition projects.

– Conduct comprehensive title research using courthouse records, online databases, GIS systems, and abstract plants.
– Review and interpret deeds, leases, probate filings, conveyances, easements, liens, judgments, assignments, and other legal instruments affecting title.
